			<content:encoded><![CDATA[<p>In an effort to better serve its residents &#038; community, the City of Auburn wanted to develop additions to its popular 20-acre Les Gove Campus Park that would support youth activities, as well as community recreation needs for all ages. The facility connects the existing senior center with a new covered walkway, and also improved shared parking by providing a new pervious concrete parking lot for 69 vehicles.<br />
This 36,000 square foot concrete parking area features rain gardens with informational monuments about pervious concrete and storm water.  Not only a great design because construction process &#038; design made use of indigenous and recycled low-VOC building materials but it also educates the public. City of Auburn is a big fan of pervious concrete and we can expect to see a lot of projects around this community containing pervious concrete<br />

			<content:encoded><![CDATA[<p>This Greenroads project in Auburn, WA incorporated low impact development technologies and features a decorative pervious concrete for stormwater infiltration. This 20,000 square foot project is a mix of pervious concrete, standard concrete &#038; colored concrete. The kahlua colored bands that cross the street, as well as the Harvest Sold parking lanes area are all pervious concrete separated by standard concrete paving. The installation of the new sidewalks along South Division Street varied from 10 feet to 20 feet in width with concrete pavers to form a decorative grid pattern. All the rain that falls within the Promenade is infiltrated into the ground below the road instead of entering the stormwater system and treated on site through the porous concrete.<br />
The # 3 intersections are multi color concrete paving. They are cut in a 2’x2’ grid with the rings being acid stained. Even the walkways have concrete base with sandblasted concrete pavers on top. The combination of light-colored pavement and porous pavement will not result in the typical “heat island” effect caused by asphalt roadways that absorb more heat. This will create a more comfortable climate during warm and hot days.<br />
This is a beautiful decorative pervious project as well as traditional concrete paving and can withstand the wear and tear of heavy traffic.</p>

<p>Site storm water runoff is infiltrated directly into the ground to comply with the new water standards as required per the Department of Ecology and in keeping with emerging storm water management strategies to protect the Puget Sound. The design phases are to utilize pervious concrete in part or in a whole as Safeway’s growing commitment to managing site storm water using pervious concrete. Once again Safeway and the City of Seattle are doing their part in cleaning up the Puget Sound by going green.  </p>

			<content:encoded><![CDATA[<p>The new Issaquah High School building includes two and three story sections and provides 285,500 square feet of academic, athletic and performing arts space on a 54 acre site. The courtyard has 20,000 square feet of pervious concrete on two levels with a unique joint design transferring down the levels. The project was executed in a continuous construction process and was phased in order to keep all students on site throughout the construction of the new facility. Issaquah High School is designed to serve an enrollment of 1,850 students and will have 85 teaching stations.</p>
<p>This project was designed with the goal of minimizing underground storage through the use of low impact bio-retention (rain gardens and pervious paving) to take advantage of infiltrative site soils. Even though it was not exactly calculated we have found infiltration strategies to be SIGNIFICANTLY more cost effective. Issaquah High School is compliant with Washington Sustainable Schools Protocol (WSSP). </p>

			<content:encoded><![CDATA[<p>The Pinehurst Safeway is the first Safeway Store in Washington State to have a full parking area completely designed in pervious concrete. The store has been awarded a LEED Silver Certification, a designation given only to buildings that meet strict standards of sustainable design, construction and operating practices.   </p>
<p>The entire parking area features over 68,000 square feet of pervious concrete pavement. The principle pedestrian areas; sidewalks, crosswalks and the store entrances are integrally colored in red pervious concrete.  This design utilizes the unlimited ability to color pervious concrete to identify specific areas for parking, truck traffic, pedestrian areas or other facility features and really demonstrates the decorative capabilities of pervious concrete in a modern retail store design.</p>
<p>Site storm water runoff is infiltrated directly into the ground to comply with the new water quality standards as required per the Department of Ecology and in keeping with emerging storm water management strategies to protect Puget Sound.</p>
<p>Bryan Gootee, Safeway Construction Department Manager for the project is very pleased with the results; “Pervious is great! I have a concrete parking lot and I don’t have the expense of a traditional storm system”</p>
<p>This facility represents the 2nd retail facility in Washington State with a 3rd Safeway on Admiral Way in Seattle to start in the spring of 2011. The design phases are to utilize pervious concrete in part or in whole as Safeway’s growing commitment to managing site storm water using pervious concrete.  </p>

<p>The Regional Athletic Center project is regarded as one of the finest outdoor sporting venues in the state. The 100-acre complex features six regulation soccer fields, including one with all-weather turf and lighting; four regulation softball fields with all-weather turf and lighting; one minor league-rated baseball field with all-weather turf and lighting; electronic score boards; 2 concession buildings; 5 large group picnic shelters; spectator seating; parking for 500 vehicles; 3 playgrounds; 2 miles of walking and jogging paths; a kite-flying hill; 3 half-basketball courts; and a 6-acre outdoor event and festival area. In addition, nearly 20 acres have been preserved to protect native oak savannahs.  This project totaled out at around 10 million dollars.</p>
<p><a href="http://www.concretemaninc.com/city-of-lacey-regional-athletic-complex/dsc_2912/" rel="attachment wp-att-234"><img src="http://www.concretemaninc.com/wp-content/uploads/2010/05/DSC_2912-300x199.jpg" alt="Lacey Regional Athletic Fields - ConcreteMan Inc." title="Lacey Regional Athletic Fields - ConcreteMan Inc." width="300" height="199" class="alignleft size-medium wp-image-234" /></a>The Regional Athletic Center had an issue with putting in a retention pond which would diminished the amount of field area that was needed.  The solution for this problem was pervious concrete.  This pavement technology creates more efficient land use by eliminating the need for retention ponds, swales, and other stormwater management devices. In doing so, pervious concrete has the ability to lower overall project costs on a first-cost basis.  By capturing stormwater and allowing it to seep into the ground, porous concrete is instrumental in recharging groundwater, reducing stormwater runoff, and meeting U.S. Environmental Protection Agency (EPA) stormwater regulations. In fact, the use of pervious concrete is among the Best Management Practices (BMPs) recommended by the EPA&#8211; and by other agencies and geotechnical engineers across the country&#8211; for the management of stormwater runoff on a regional and local basis</p>
<p>Durability was another major concern at the athletic center.  During tournaments they were going to be large crowds that were expected to fill the entire plaza space.  Many of the people in attendance would be wearing cleats, therefore a very durable surface was needed to withstand the constant pounding, especially during hot weather when softer materials such as asphalt would be unsuitable.</p>
<p>The plaza contains a restroom/concession building, a large open sided shelter and groups of shade structures.  The nature of ready mix concrete allowed the ease of placement and finish around and among those structures in a relatively short time with little difficulty and risk of damage to those structures.</p>
<p>Pervious concrete was a sustainable solution and was compatible with the environment for the Athletic Center because; it eliminates run off of untreated storm water, directly recharges groundwater, mitigates first flush pollution, protects streams, watersheds and ecosystems, mimics the drainage and filtration of natural soils and bioswales, provides drip line irrigation for urban trees and landscaping, reduces surface temperatures, and eliminates the need for expensive collection and detention ponds.</p>
<p>Ready mix concrete was the choice to improve the lifecycle of the project.  Typically ready mix pavement will last up to fifty years before it is considered for replacement.  Asphalt and other products however would need replaced at least five times in that fifty year time frame.</p>
<p>In addition to the uniform surface, the texture of the pervious concrete is unique and the quality of the finish is attractive.  After placement, pervious concrete has a textured surface which many find aesthetically pleasing and which has been compared to a Rice Krispies® treat. Its low mortar content and little (or no) fine aggregate content yield a mixture with a very low slump, and with a stiffer consistency than most conventional concrete mixtures.  The use of pervious concrete conveys the City of Lacey and Thurston County’s commitment to sustainable design and environmental quality.                         </p>

Concreteman Inc. contracted for concrete work associated with the park including concrete stone plinths, mow strips and vertical curb, overlook seatwalls, center ring of 1&#215;1 squares, center stone, runnel steps, north steps, amphitheater seating and steps, concrete paving, west steps, central steps and sidewalks, foundation base slab, and entry wall.</p>
